Wouldn\'t profitable property investment be so much easier with hindsight?

Imagine if you could know in advance where the hottest locations would be in a given nation from year to year, where demand would exceed supply, where prices would soar and where rental vacancy rates would be so low that any rental property on the market would command not only full occupancy but the best yields possible.

What a dream scenario – we\'d all be property millionaires!

But how far fetched is this dream scenario?

Well, thanks to a property portal dedicated to the Spanish real estate market, the scenario is not so far fetched at all! An award winning website has just released a wealth of statistical data, facts and opinion about where investors are buying property in Spain, where demand for Spanish resale, off-plan and rental real estate is highest, where prices are increasing, which market sectors have declined and where, in 2008 we should be buying property in Spain if we want maximum profit potential.

Kyero.com is the portal in question; last year it won the prestigious CNBC Best International Property Portal award and it\'s quite quickly clear why the website is so highly acclaimed. The staff at Kyero have just compiled the most comprehensive analysis of the Spanish property market in 2007 together with their informed opinion about where investors and home buyers will be purchasing Spanish real estate in the coming year for maximum returns.

The findings of the report make very interesting and sometimes surprising reading for anyone contemplating a Spanish property purchase in 2008.

For example, did you know that many of Spain\'s Canary and Balearic Islands actually witnessed a property price crash in 2007, and that in 2008 you will be able to snap up real estate bargains on beautiful Mallorca (Majorca), Lanzarote, Fuertaventura and Gran Canaria as a result? The region in question is called the Costa Tropical. It lies east of the incredibly popular Costa del Sol region of southern Spain and was lesser explored before 2007 simply because it was fairly inaccessible. Thanks to the completion of a major road network expansion towards the tail end of 2007, the delights of the Costa Tropical have been revealed as has the fact that property in this underdeveloped, unspoilt and stunning region costs a fraction of the price of property in neighbouring Costa del Sol hotspots like Malaga for example.

In 2008 savvy investors will be examining what there is on offer of interest to them along the waters edge in the Costa Tropical region. This is because prices have a long way to rise before they are anywhere near the median in the neighbouring region and because the nearest airport is undergoing a massive expansion programme which will result in more flights, greater and more affordable accessibility, and therefore higher numbers of visitors to the region demanding vacation rental real estate as well as second homes.

Another finding of the report from Kyero is that of those seeking Spanish homes either for investment or rental in 2007, no one was prepared to look further than 100 km afield from the nearest international airport. All properties sought – whether they were coastal villas, town based apartments or even rural retreats – had to be within a maximum of a 100 km radius from the nearest international airport. This is exceptionally valuable information for anyone considering buying a property in Spain in 2008. Even if you\'re buying the property for your own personal use, if you ever want to resell it and realise an equity increase or just release the money you invested into it in the first place, you will be very hard pressed to sell it if it is not close enough to an airport.

The final interesting piece of hindsight that can be garnered and utilised from the Kyero report is that there has been an increasing trend in property buyers moving inland to find more rural properties for sale and for property buyers to step away from the well known coastal track from Benidorm to Malaga and to get better value for money in the likes of the Huelva province for example.
